David S. Drobner, P.A. concentrates his practice in commercial leasing, including negotiating and drafting complex commercial leases, subleases and assignments or other transfers of retail and office space. He has extensive experience with ground, warehouse and mixed-use leases, and other hybrids such as hotel retail projects. Mr. Drobner has negotiated collateralizing documentation for leasehold estates and as security for debt, memoranda of leases, subordination, non-disturbance and attornment agreements, estoppels, amendments and terminations.

Mr. Drobner is a 1985 graduate, with honors, of the University of Florida College of Law and a graduate, with highest honors, of the University of Florida.

  • Represented a real estate property advisor wholly owned by an international bank, as landlord's counsel, in the ground lease, including indoor and outdoor seating areas plus a drive-thru lane, of a free standing national chain restaurant at a shopping center in Pennsylvania.

  • Representing a real estate property advisor wholly owned by an international bank, as landlord’s counsel, in its lease of a 22,000 square foot space to an anchor tenant at a popular shopping center in the Washington, D.C. suburbs.

  • Represented a real estate property trust, as landlord's counsel, in the ground lease of a free standing southern barbeque national chain restaurant at a shopping center in Illinois.

  • Represented a movie theater chain, as tenant's counsel, in the lease of a 52,000 square foot movie theater at a Rhode Island mall.

  • Represented a real estate property trust, as landlord's counsel, in the lease of a 13,000 square foot store space for a major national cosmetics retailer at an Illinois shopping center.

  • Represented a real estate property trust, as landlord's counsel, in the lease of a 27,000 square foot store space for a major national soft goods retailer at an Illinois shopping center.

  • Represented a real estate property trust, as landlord's counsel, in the ground lease of a Southern regional chicken chain restaurant at a Massachusetts shopping center.

  • Landlord counsel for negotiation of complicated GSA leases for USMC and USDA spaces at a troubled REO asset.

  • Served as commercial leasing counsel for an international commercial investment advisor to funds, REITs and pensions with a focus on day-to-day ownership decisions, including retail and office lease negotiations representing the ownership of approximately 70 medium to regional sized retail shopping centers in multiple states.

  • Served as principal commercial leasing counsel for a locally owned downtown Miami high-tech building.

  • Served as principal commercial leasing counsel for a local developer and its retail shopping center in Miami.

  • Served as counsel for commercial Florida bank-branch leasing for a U.S. major national banking institution.

  • Serve as landlord’s counsel in connection with anchor and junior anchor deals (new lease, expansions, contractions, relocations, extensions, terminations, assignments) at multiple U.S. shopping centers.

  • Handled anchor deal leasing transactions in an Illinois shopping center redevelopment, negotiating with various national retailers including Panera, Home Depot, and Petco.

  • Landlord counsel to a local developer in connection with a lease negotiation for a cannabis dispensary in Miami, FL.

  • Landlord counsel for the U.S. arm of an international realty advisor for a retail location, selling CBD oils and CBD infused food items, in Texas.
